EPDM is an abbreviation for ethylene propylene diene monomer, and it takes its name from the chemicals (monomers) blended in various amounts to make it.

It is most commonly employed on low-sloped or flat roofs, particularly commercial structures. It is also used on steeply pitched roofs, particularly those built with shingles.

EPDM is widely available in a variety of colors. The most common are black, gray (brown), brown, yellow, and green. EPDM is commonly reinforced to resist punctures and to provide additional protection against ultraviolet light (UV).

In this application, it is usually referred to as “UV resistant” or simply “protected.” It’s billed as being more fire-resistant than rubber membranes as as and more durable than asphalt shingles.

Can The EPDM Roof Be Repaired?

One of the key advantages of EPDM is that it can be readily fixed with a patch. There are additional puncture-resistant single-ply membranes (such as RESITRIX®) available.

It is also possible to completely resurface an EPDM roof with a new layer of EPDM, but patching or painting the existing EPDM is usually the best idea.

Can I Use Silicone on EPDM Roof?

Silicone coatings can be used on EPDM roofs to renew and extend their lifespan. This is because silicone has good adhesion properties, meaning that it will adhere well to the surface of the EPDM roof.

In addition, silicone is also resistant to weathering and UV light, meaning that it will provide long-lasting protection for the roof.

How Do You Attach EPDM To The Roof?

It depends on the style of the roof, but there are generally three options available to homeowners and building owners:

  1. Prepare the Roof Deck. The roof deck should be completely cleaned of any oil or filth, and any sharp edges of the plywood or OSB board should be sanded, then primed and painted with a high-quality acrylic or urethane-based primer.
  2. Add a drip edge and drip batten. The drip edge creates a barrier along the top edge of the roof, preventing water from running off the roof and down into the wall. A drip batten or fascia board is installed below the drip edge to protect the EPDM membrane from debris and wear.
  3. Install the rubber membrane. The EPDM membrane is installed by “walking it out” over the roof, starting at a corner. Each seam should be overlapped with a minimum of eight inches of EPDM and seamed with either hot-air or solvent-welded seams.
  4. Apply the finishing touches. The final step is applying flashing, which protects the roof from water, wind, and other elements.

Most flashing applications are done in three or four layers. The first layer should be self-sealing tape; this tape is installed as laid out by the manufacturer.

The second layer is a strip of metal that holds the tape in place. Finally, a layer of EPDM membrane is installed to complete waterproofing and provide a surface for paint or other decorative finishes.
