What Is First Fix In Construction?

First fix in construction is a term used to describe the installation of basic building components such as windows, doors, and electrical wiring before any plasterboarding or other finishing work begins.

It is the process of fitting and connecting all necessary services such as plumbing, heating, lighting and ventilation prior to the installation of plasterboard or other finishes.

First fix also refers to preparing walls for painting which usually involves a combination of filling cracks and holes; sanding down; undercoating; and application of an appropriate paint finish.

What Is The Difference Between 1st And 2nd Fix?

The difference between 1st and 2nd fix is the stage of the building process in which these tasks are undertaken.

During 1st fix, preparatory work for the installation of fixtures and fittings such as plumbing, drainage and electrics is completed.

This includes preparing walls to take a plaster finish, drilling holes for pipes or electrical sockets/switches, wiring up sockets/switches and fitting radiators or other equipment.

On the other hand, 2nd fix involves completing the project with all fixtures put into place, including kitchen units and bathroom suites, doors and windows hung, skirting boards fitted etc.

Finally paintwork or wall coverings are added and all decoration is completed.

Why Is It Important To Get First Fix Right?

It is important to get the first fix right in order to ensure that any subsequent repairs, modifications, or replacements are made correctly and efficiently.

If the initial repair job is not done properly, a number of problems can arise such as costly repairs, further damage to the item being fixed, and potential health hazards due to faulty wiring.

By taking time to do things properly from the start, you can avoid common mistakes and reduce the risk of bigger headaches later on.

Getting the first fix right saves time, money and effort in the long run and ensures a safer environment for everyone involved.

How Long Between First Fix And Completion?

The time it takes between first fix and completion in construction will depend on the size, complexity and requirements of the project.

It can range from a few weeks to several months, or even years in certain cases. Generally, just the groundwork associated with first fix could take weeks – laying foundations, followed by erecting framing for structures and walls; installing plumbing and wiring; fitting out bathrooms; laying tiling and carpets etc.

Completion of the project occurs when all work is finished to the required standard; this usually requires making sure that all finishes are satisfactory and that any services installed are functioning correctly.
