A spongy feel to a flat roof usually indicates significant water ingress into the flat roofing substrate. This is typically caused by insufficient drainage systems and a faulty gutter system due to poor maintenance.

This can also occur when water saturates the granular aggregate layer and seeps in, after which it is continuously re-exposed to direct sunlight. This insulation layer can also be damaged by excavation and backfill, resulting in a more severe condition.

To test for moisture penetration into the flat roofing material, lift a small piece of the air space (e.g., a square foot section of flat roofing panel) with your fingertips touching the material’s surface only at its edges. Place this sample inside an opaque box and then cover it with black tape.

Drop boiling water into this box for 10–15 minutes. This can be done with a 6-liter pot and a water hose. Alternatively, this can be done using steam injection into the roof deck. Once the water has been removed from the sample, re-insert it into the roof structure.

Once inserted, test for any moisture re-absorption through your fingertips in 1 hour. Whether or not moisture has penetrated the material, wet it with boiling water for 10 minutes and then re-test for any moisture absorption in an hour.

Repeat this process until you are sure there is no moisture saturation in this sample (i.e., no measurable moisture absorption).
